The seller has owned the property for nearly 20 years. The seller is a large institutional investor, and this is the final asset in their fund. They are now seeking to sell the property to generate the liquidity needed to wind down the fund.
Earlier in 2026, they received offers of approximately $45 million but declined them. The property is currently marked to market at a $50 million valuation within the fund. At $42 million, the seller's minimum acceptable price, they would realize a loss relative to the current market value.
